Under RERA (Section 2(k)), carpet area is the net usable floor area, excluding external walls, service shafts, exclusive balcony/verandah and open terrace, but including internal partition walls.

How it works

How to use the carpet area calculator

When you buy a flat, three area figures get used. Carpet area is what you can actually use inside the walls; RERA defines it as net usable floor area, excluding external walls, service shafts, exclusive balconies and open terraces, but including internal partition walls. Built-up area adds the walls and usually balconies. Super built-up area adds a share of common areas such as lobbies, stairs, lifts and clubhouse, called the loading.

Add your rooms (length × width) to get the carpet area, or type it in. The calculator then adds a wall percentage (often around 10–15%), any balcony area and a loading percentage to show approximate built-up and super built-up area, and how much of what you pay for is actually usable. Enter a builder's super built-up figure to estimate the carpet area behind it.

Loading differs widely between projects, so ask the developer for the RERA carpet area in writing; RERA requires sale agreements to be based on carpet area.

  1. Add each room's length and width (or type the carpet area).
  2. Set the wall percentage and any balcony area.
  3. Enter the loading percentage for common areas.
  4. Compare carpet, built-up and super built-up areas.
