FAR / FSI Calculator
Find how much total floor area you can build on a plot and how it splits across floors. Use the FAR from your local building bye-laws
How it works
How to use the far / fsi calculator
Floor Area Ratio (FAR), called Floor Space Index (FSI) in some states, limits how much you can build on a plot. Maximum total floor area = plot area × FAR. On a 2,000 sq ft plot with a FAR of 1.5, all floors together can add up to 3,000 sq ft. Ground coverage separately limits the footprint: 60% coverage on that plot allows a 1,200 sq ft footprint.
Enter the plot area, permissible FAR and coverage, and the number of floors you plan. The calculator shows the maximum total floor area, the maximum footprint, the area per floor if you spread the FAR evenly, and how many floors you'd need to use the full FAR at maximum coverage. Add your proposed total floor area to check whether it's within the limit.
Bye-laws also count or exempt items such as basements, stilt parking, balconies and stair cabins differently, and add setbacks and height limits. Use the FAR from your development authority and confirm the plan with a licensed architect.
- Enter the plot area.
- Enter the permissible FAR/FSI and ground coverage from your bye-laws.
- Enter the number of floors you plan.
- Read maximum floor area, footprint and per-floor area.
FAQ
Questions about this tool
What is FAR?
Floor Area Ratio is total built floor area divided by plot area. FAR 1.5 on a 2,000 sq ft plot allows 3,000 sq ft in total.
Is FSI the same as FAR?
Yes. FSI (Floor Space Index) is the same ratio under a different name used in some states.
Where do I find my FAR?
In your city or state building bye-laws or development control regulations, which depend on zone, plot size and road width.
Do basements count in FAR?
It depends on local rules: some exempt parking basements or stilts. Check with your authority or architect.
